Which foundation cracks are dangerous?
Horizontal cracks at mid-wall — they indicate the wall is failing under soil pressure. Wide diagonal cracks and stair-step cracks in masonry — they indicate settlement. Long cracks with active growth — any orientation. Cracks above windows or doors — the foundation is moving and pulling the framing with it.
Are vertical hairline cracks a problem?
Almost never. Vertical hairline cracks (under 1/16") are concrete shrinkage from curing — present in nearly every poured foundation by year 2. Monitor with a $5 crack monitor strip; only escalate if growth is observed.
Should I get an engineer or a contractor first?
Engineer. Always. Foundation contractors sell repairs and have a financial incentive to recommend the most expensive fix. A structural engineer ($300-800) gives you an independent diagnosis, a written scope, and the negotiation document you'll use with the seller.
Can crack injection actually fix a foundation?
It seals the crack and stops water — yes. It does NOT fix the underlying movement that caused the crack. If the foundation is settling or under hydrostatic pressure, the crack will return (or appear next to it) within 1-2 years. Treat injection as a water fix, not a structural fix.
