Interior drain tile vs exterior waterproofing — which one?
Interior drain tile ($60–$130 per linear ft) catches water AFTER it enters the wall and routes it to your sump pump. Exterior excavation ($180–$350 per linear ft) keeps water OUT entirely. Interior is the right call 80% of the time; exterior is for hydrostatic pressure problems or when you're also re-doing landscaping anyway.
Will a basement waterproofing warranty actually cover anything?
Read the fine print. "Lifetime transferable" usually means the company will return to fix re-leaks at the same wall — but excludes new wall leaks, sump pump failures, and any flooding above the floor slab. It's still worth having, just don't pay a premium for it.
How long does basement waterproofing take?
Interior drain tile: 2–4 days for an average basement. Exterior excavation: 5–10 days, plus 1–2 weeks for the soil to re-settle. Mold remediation adds 3–5 days. Plan for 2-3 weeks total if you're doing it post-close.
