How often should a chimney be inspected?
NFPA 211 recommends an annual Level 1 inspection for all chimneys in use, and a Level 2 inspection before purchase, after a major weather event, or after any appliance change. Level 2 includes camera inspection of the flue — runs $250-600.
Why does cap or crown damage matter?
Both let water into the chimney. A missing cap also lets animals (raccoons, birds) and debris into the flue. Water inside masonry freezes in winter, expands, and accelerates spalling. Cap is $200-700; crown repair is $300-1,200. Cheapest possible insurance.
When is a flue liner replacement required?
Whenever the existing liner is cracked, corroded, or missing — AND the chimney is used for combustion (gas, oil, wood, pellet). Decorative chimneys with no appliance attached don't strictly need liners, though they're recommended for water protection. Stainless-steel relining: $1,500-5,000.
Should sellers credit chimney repairs?
